Renovations are one of the main aspects and objective of the Obenseuer, that become available as soon as the player receives Tenement Blueprint from Malone Petronis.
Tenement Blueprint gives a wide range of renovations to start, individual apartments, their upgrades and utilities, general tenement upgrades and its utilities, basement upgrades and roof upgrades and outdoors upgrades. Renovations can be contracted to renovation contractors limited to the level of that contractor or blocked by requirements of other renovations.
Apartment renovations
The Player's Tenement has currently 16 available apartments that can be renovated, that also includes the player's apartment and the apartment of Malone Petronis, remaining apartments can be rented to people looking for homes in exchange for a stable income.
The apartment upgrades themselves can be split into general upgrades (Walls, Bathroom, Kitchen and Balconies) and utilities (Heating, Electricity and Water), which the latter may require tenement utilities first. It is advised to focus on preparing apartments for renting first, before the player tackles renovations of their own or Malone's apartment.
Tenement renovations
The tenement itself has multiple key upgrades to perform, mainly the Stairwell renovations, that with each level, will unlock more floors, and Basement renovation, which allows to install utilities required in later apartment upgrades. It is very important to differentiate apartment utilities from tenement utilities when planning renovations.
Besides the two main upgrades, with unlocked basement, the player can further renovate it, expanding it to a personal workshop, a public sauna and a mushroom farm. Unlocking all floors with the roof included, allows to start roof renovations. The player can also at any time renovate the outdoors, cleaning up the courtyard, renovating the façade and expanding the tenement with a pier and a canal sauna, which of those upgrades, some may be required by potential tenants.
In the current version, by default the tenement starts with Makeshift I level of Pier and Sauna upgrade.
Starting renovations
After acquiring Tenement Blueprint, the player is able to talk to renovation contractors, starting with Tenement Contract Work! run by Samuel Jonasson. Upon interaction, the player is given a choice which renovations to start, each requires the player to gather resources and pay initial payment in OCs, finished renovation needs final payment in RMs to be applied in the tenement. The player can start multiple renovations concurrently and is free to hold on paying the final payment as long as they please. Higher level renovations will require the player visiting new districts and finding a contractor with better skills there.
For apartment renovations, the player is required to fully examine that apartment by visiting every room, and cleaning up trash, furniture, contaminated materials, mold and graffiti, using the Cleaning Mode. Any gathered furniture the player finds can utilize for themselves.
Resources needed for renovations can be placed in the "Renovation Resources" chest located next to the contractor, it is wise to plan ahead and buy or find rarer resources in advance, as their availability might be low when a time for renovation comes otherwise. Samuel Jonasson also accepts stolen resources for the renovations. Resources needed for a specific upgrade can be highlighted in containers with a yellow border by checking the small star icon next to the "Not Enough Resource" / "Missing Multiple Requirements" labels on the renovation window at any contractors offering the renvoation.
One important factor of renovations is pre-requisites. While some renovations will require the player to progress through the different levels, most of the apartments renvoations does not require the previous level to be launched, and thus launching higher level upgrades directly can save up a lot of materials and money. For example, upgrading an apartment's walls straight to level 4, which only have the "Apartment electricity ON" prerequisite, can save up to 28.500

and 226 various materials.
Upgrades costs (both materials and cash) as well as the speed of renovations can be changed in a custom difficulty save between 0,25x to 4x in 0,25 increments. All the values on this page are based on the default values.

Upgrading the stairwell allows the player to reach higher levels in the tenement, unlocking more apartments and the Rooftop Greenhouse.

Elevator
Upgrading the elevator adds (obviously) an elevator to the tenement, allowing faster travel between the main 6 floors. However, as of the pre-Bazaar updates, the upgrde is unavailable.

Yard
Renovating the Yard improve its appearance, and is required by some tenants. The Sauna upgrades improve its efficiency as well.
Courtyard
Each level of Courtyard clears the Yard of garbage and adds outdoor communal areas, mainly a patio with a usable grill. Level III also add a small trash container area with 2 large bins and a small one, while level IV chnage it to a closed space with 4 large bins.

Facade

Basement
The basement upgrades are necessary to connect apartments to amenities (electricity, water & heating), provide buildable space to expand your farms/productions or indoor services (sauna).

Before the first upgrade, the basement access is completely barred. Each subsequent level of Basement upgrade improve the overall look of walls and floors in the basement areas, with the exception of the Sauna and the Mushroom Farm.

Basement sauna
Each level of the Basement sauna improves its effects on mental health. Unlike the Pier Sauna outside, the basement sauna is not built by default. The basement sauna also feature a small inside pool, currently only esthetic. The player can't place items in the Sauna area of the basement.

Mines
This are can only be renovated by Ken Nakahara in the Mines. The first upgrade adds a shortcut to the Mines from the player tenement and is required for the main quest Collapse Hazard while the next ones progressively dig up a new tunnel leading directly from the Tenement basement to the Service Area.
Upgrading the mines to level IV is currently the most expensive upgrade in OC, costing a whopping 120.000
.

Roof

Apartments
Apartments came in 3 different sizes : Small, Medium and Large. The tenement features 5 floors of 3 apartments, each floors featuring one of each size for a total of 13 to 15 rentable apartments, depending on player choices during Orange Heaven and the presence of the Crazy Neighbor. Each apartments has a Value, increasing with each upgrades and influencing the rent payed by tenents.
A 16th large-sized apartment, located on the first floor, serves as the player housing for the duration of the game. The only differences between the player's apartments and the other large-sized ones is the use of Dependencies instead of Balconies and the value : the player's apartment is worth slightly more than regular Large ones, even though the value of the player's apartment does not influence anything.
Each apartment is composed of 7 different features to upgrade : Walls, Kitchen, Bathroom and Balconies, as well as proper Electricity, Water and Heating upgrades for each. This differs only for Large apartments which features 2 Balconies as opposed to only one for Small and Medium ones.
Despite the difference in sizes and values, upgrades for each sizes has the same material and money cost as well as renovation duration.
Apartment electricity
Installation of electricity in an apartment is a single level upgrade. Once the apartment has been upgraded, any electrical devices can be used in the apartment.

Walls
Walls upgrade improve the overall looks of the apartments, with the exceptions of the walls in the bathroom and in balconies. For the player's tenement, the first two levels of Walls also improve sleeping safety :
- Bare walls lowers the chance for a sleep event to happen to around ~60% (Unsafe label).
- Makeshift (level I) reduces it again to around ~30% (Safe-ish).
- Shabby (level II) negates it (Safe).
Be wary that starting the upgrade will render the whole apartment unavailable for the duration of the upgrade, including the player's tenement for up to 9 days for the level IV upgrade.

Bathroom
The bathroom upgrades adds usable furniture as well as improving the overall look. The first upgrade adds a bucket toilet and a IBC sink while the second upgrade replace them with a proper sink and bathtub / shower combo. Be wary that starting the upgrade will render the bathroom unavailable for the duration of the upgrade, including the player's bathroom for up to 9 days for the level IV upgrade (but your tenent won't mind if you use theirs for the duration).

Balconies and Extensions
Balconies adds extra rooms on the side of apartments. Small and Medium apartments only have a single balcony while Large apartments features two (front and back, both having the same costs).
The balconies in the player's apartment are a different upgrades, called Extensions. Being on the first floor, they serve as size increases for the apartment and both features an extra door leading outside starting with the second upgrade. Because of that, Extensions has a different cost, both in materials and cash, when upgrading than Balconies in an apartment on the upper floors.

The shop is located on the first floor, facing the player apartment. In the current version, the shop is inacessible wihtout the use of console commands but is already modeled and in need of cleaning and renovation.
